REAL
ESTATE DEVELOPMENT MANAGEMENT
We provide overall real estate
development management services for companies,
institutions, and individuals who find it
prudent to outsource these skills. Through the
years, we have successfully completed the
development of retail, industrial, office and
residential properties, as well as land
development projects of all sizes. We have also
assisted in the redevelopment and renovation of
historic structures.
SITE
SELECTION AND PROJECT MANAGEMENT
The Corporate and Investment Group provides
strategic site selection consulting services to
owners and managers of commercial, industrial,
and multi-family housing properties. We identify
and evaluate potential sites, examine community
assets, and secure the necessary government
permits.
We also act as Owner/Company
Representatives in the planning, site
selection, design and development of our
clients facilities. In this project management
capacity, we help retain architects, engineers
and contractors, scrutinize proposed
expenditures, and guide clients in directions
that maximize their assets and enhance space
utilization. Furthermore, we diligently see to
it that projects are completed on time, on
budget, and to clients specifications.
Together the members of the
Corporate and Investment Group have more than 80
years of experience in the corporate real estate
and site selection fields. We have conducted
site searches throughout North America and have
overseen the development of more than 3 million
square feet of manufacturing space. In addition,
we have lead searches for cellular sites, office
developments and retail establishments.
FINANCIAL INCENTIVE NEGOTIATION AND EVALUATION
Group members are accomplished in identifying,
negotiating, and successfully obtaining
development incentives on behalf of clients.
Working cooperatively with state and local
officials, team members are adept at securing
creative incentive packages that constitute
win-win solutions for both clients and
communities. We also evaluate competing
proposals to determine which ones are in our
clients long-term strategic and financial
interest.
LEASE NEGOTIATION
The Corporate and Investment
Group negotiates the terms and conditions of
occupancy on behalf of clients. Not only can we
locate and evaluate acceptable properties, but
we also prepare leases at the most advantageous
terms guaranteeing occupancy of either existing
or new construction alternatives.
CONSTRUCTION ADMINISTRATION AND MANAGEMENT
Our professionals are skilled in
negotiating, overseeing and administering
construction projects of any size. In recent
years, the Corporate and Investment Group
successfully managed over $200 million in new
construction for industrial, office, retail and
other property types nationwide.
DEBT
AND EQUITY FINANCING
Our Group has a wide contact base
with both equity and debt providers.
Additionally, in combination with our Valuation
Group, we have a firm grasp on value and
implications on underwriting. We are regularly
asked by lenders to not only arrive at value,
but evaluate collateral for loan purposes.
CORPORATE REAL ESTATE DEPARTMENT OUTSOURCING
The Corporate and Investment
Group acts as the real estate department for
major corporations wishing to outsource this
activity. In this capacity, we have executed
site searches and multi-unit rollouts, corporate
relocations, administered and overseen
construction additions, bought and sold land,
managed real estate taxes company-wide, and
leased excess space on behalf of our clients.
PROPERTY ACQUISITION AND DISPOSITION
We are regularly retained to
identify, negotiate, and either buy or sell
complex real property on behalf of clients on a
specified, non-contingent basis. Over the past
five years the Corporate and Investment Group
executed over $100 million in transactions on
behalf of its clients.
Our Group also assists companies
evaluate real estate assets garnered as a result
of corporate mergers and acquisitions. Likewise,
we are experienced in devising and implementing
strategies for disposing of excess properties.
PROPERTY MANAGEMENT

Group takes pride in its ability to increase the
value and minimize the risk of real estate
assets on behalf of corporate and institutional
owners as well as investment groups. We have
managed and asset managed the full spectrum of
real estate properties from retail, office, and
industrial to multi-family housing.
